MAY 2025 BOARD MEETING MINUTES

TREASURY-  Insurance moved to another carrier to save to money. Still waiting to receive rest of payment from homeowner that did not pay in full. Conversation is ongoing with homeowner and he was made aware the dues will increase next year and he is aware. BPU raised rates for turn on water meters. Will evaluate overall costs and may leave on water with fees. Still have not heard back from IRS on petition to have fine excused.

Treasury report approved. Erin 1st, Bridget 2nd.

POOL- Pool will open May 23rd. The pool was drained and power washed with some stain removal. Doors and trim around doors at the pool house were repainted. The website's pool page has been updated and cabana booking is open. New drain covers replaced.

LANDSCAPING- Mowing date is now Friday evening, detention basin is being mowed 1x week. Grass was seeded once and will go from there. Ideas have been pulled from vendors of what can be done to improve situation. Some repairs to backflow preventers were needed. BPU has tested backflows and we have that on record. Will move inspection of detention basin to June for ease of schedule. Monument at Enclave will have some improvements done to tuck point.

ARCHITECTURE-   Lot on 49th Terrace permit will be pulled soon. Dead trees approved for removal on board members property. Estates with back yard tree removal issue, HOA lawyer involved, fence installed, landscape plan approved. Homeowner on 50th with lawn issue, attorney will be brought in due to lack of improvement of lot.

OLD BUSINESS- welcome letter to new homeowner in Estates.

NEW BUSINESS- Homeowner on corner of Alden with a violation on grass amount in the back yard will be notified.
