JULY 2026 BOARD MEETING MINUTES

July 2026 HOA Board Meeting

Board Members  Present: Kristin Mudgett, Erin Cecil, Michael Remmert, and Bridget Peoples

Call to Order: Kristin Mudgett, president

TREASURY- treasurer's report sent in advance of meeting and reviewed by members.

Treasurer's report was approved. Erin 1st,  Michael 2nd.

LANDSCAPING- a tree fell in the creek area and was removed. Some minor damage was done to a property owner's fence. They will be reimbursed. The culvert was scoped and there is a corroded area that will need to be repaired. The house on Alden and 49th has had some nuanced violations with their yard. The president will send a letter to request the issues be resolved.

ARCHITECTURE-  The build on 49th Terrace has had a water runoff issue that has affected the neighboring homeowners. The current homeowners are working with their lawyer to resolve the issue.

POOL- Pool furniture and umbrellas are being moved, and homeowners have been asked to stop moving the furniture to avoid damages to pool deck, coping stones, and for safety around pool area. There have also been growing concerns regarding unaccompanied guests using the pool. A reminder was posted on social media to remind homeowners of the rules. Some repairs have been done to the pool this season and will continue as needed.

OLD BUSINESS- Yellow card notices and violations will be sent out to those nuanced violations regarding a boat being kept in a driveway, palates of mulch (over 3 months), and palates of roofing material (over 3 months), and driveway damages.

NEW BUSINESS- Halloween parade will need to be scheduled. Holiday lighting is being considered, and changes will go into effect this year. Three board positions will be up for election this January if anyone is interested in running.
