SEPTEMBER 2026 BOARD MEETING MINUTES

TREASURY- all bills have been paid and current. We will remember that the domain dues will be due in August 2027, WIX site management in February annually. Foreclosure in the community and HOA will not pursue participation, dues area current and paid for 2026.
Treasury report approved. Michael 1st, Bridget 2nd.
POOL- The county has commented and advised that the pool be re-plastered. Currently there is plaster chipping in the shallow end of the pool. The last plastering was 2018, 8yrs ago. The current low bid received was 40k with a 7yr warranty. Will get another bid to compare.
LANDSCAPING- Watering has increased due to the heat. The new estimate for 2027 will be presented soon. Seeding will occur in the next four weeks. Will re-eval how we deal with trimming around the monuments. Detention basin: certification submitted to the city in September but we haven't heard anything back. They have confirmed that they have received. Basin is looking good currently with good grass coverage. Will determine weed eating around retaining wall and how to improve.
Following a notification from the City regarding the age of the stormwater pipe connecting the HOA’s detention basin to the downstream outlet, a physical inspection of the infrastructure was conducted. While localized corrosion was noted on the downstream flow line, the overall structural integrity of the pipe remains sound and fully functional.
To evaluate repair strategies, the committee solicited and reviewed multiple bids covering various scopes of lining and rehabilitation. Given that the pipe is not in a critical or failing condition, immediate full-scale lining is not required at this time. Instead, the committee recommends a dual approach: establishing a formal monitoring schedule to track the condition of the pipe and incorporating the necessary refurbishment costs into the HOA’s long-term budget over the next 1 to 3 years.
Christmas light estimate received, trees and bushes under 10ft. Will continue to collect other bids.
ARCHITECTURE- Tuck pointing, sidelined for now due to budget. Cement washing will be considered on monuments. New build on 49th states that they should be completed in November. Re-eval project in three weeks.
OLD BUSINESS- none
NEW BUSINESS- 4:30pm Halloween parade will start at the main entrance Quivira Lane/50th Street and continue to the party at Jake's house on 14619 West 50th.
