Board Members Present: Kristin Mudgett, Jake Nechrebecki, Michael Remmert, and Bridget Peoples

TREASURY- There has been a disputed charge with insurance carrier. Several houses have closed in the neighborhood. IRS continues to evaluate fine/overpayment
Treasury report approved. Bridget 1st, Michael 2nd.
POOL- Overall conditions of pool cleaning services have been favorable. Some repairs have been needed this season like a capacitor changes(precursor to pump change), valve repair, and two multi ports valves changed due to age and wear. The multi port failure is what led to difficulties refilling the pool post county shut down of our pool. The pool was inspected on a Friday and the CYA levels were found to be too high to remain open. They next available date to reinspect was on Monday, and the pool was opened on that following Monday. FSR have agreed to give us one free week of cleaning services after Labor Day weekend to account for this inconvenience. Protocol for monitoring our CYA levels moving forward have been discussed with FSR to avoid this in the future.
Another break in the plaster has occurred that will need to be repaired. This will be discussed with a plaster repair company and may be treated in the spring, to avoid another drain this season. We will continue to use FSR for the 2026 season. Many pool users have complimented the cleanliness of the pool this season, so we will continue to use. Propose to leave pool open with a close date of September 15th. Last day of swimming would be September 14th. Last year the pool was kept open until September 15th.
ARCHITECTURE- New build on 49th Terrace is at a stand still currently. No deposit has been made. Electrical panel update will move forward and make sure that Evergy knows what is being done. Enclaves panel will be done.
LANDSCAPING- Inspection report will happen soon on detention basin. Monday or Tuesday will be the new mowing day. Weeding of flower beds with pre emergent will happen in September with fall aeration. Will do another reseeding of the detention basin this fall. Dead tree will be removed by the pool after the pool closes in the fall. Will also reach out to holiday lighting person that did it last year. Will try to get lights up early. Will get Michael type of light used.
OLD BUSINESS- Welcome letter created. Social media posts will be done for fall events. Fall letter will be created
NEW BUSINESS- Halloween party will be held on October 31st at 14619 W. 50th Street. Start at the main entrance at 5:30 and walk to the Halloween party at 14619 W. 50th Street at Jake Nechrebacki's home. Pizza will be served. Fall posts will be created. Some nuanced violations have been reported and noted.
