APRIL 2025 BOARD MEETING MINUTES

Board Members  Present: Kristin Mudgett, Jake Nechrebecki, Erin Cecil, Michael Remmert and Bridget Peoples

TREASURY-  The 2025 budget was submitted to board. One house didn't pay in full and an email sent, but all other houses are collected in full. Late fee tax update still waiting to hear if petition accepted to write off late fee. Insurance increase and shopping rates. Increased by 30% and will shop for another company and coverage.

Treasury report approved.  Michael  1st,  Bridget  2nd.

 

POOL- The pool will open on Friday, May 23rd. Will ask Nadia to create a post on social media. Repairs scheduled to be done prior to pool opening will be replacing some rotting boards in the concrete, updating paint on bathroom doors and minor trim around doors. The pool permit has still not been emailed to us. JCDHE has stated in their newsletter that we should receive by May 2025. Jake has confirmed that they cashed our renewal check on February 28th, 2025, so we know they have received our license request. BPU is scheduled to turn on water on April 10th, 2025. Pool Services was notified on February 28th that we will not be using their services for the 2025 pool season. Keys and pool fob were collected and we thanked them for their many years of service. The current vendor will give us a quote for new drain covers.

 

ARCHITECTURE-  

Homeowner 50th missing trim and legal filing is progressing with the HOA attorney.

Lawyers have been pulled into the conversation for nuanced violations and unauthorized tree removal of over two dozen trees at the property at the Estates. Homeowner submitted fence plan, that was accepted, but landscaping plan is NOT accepted. A more comprehensive landscape plan is needed to be reviewed by HOA before it is accepted. No update on new build on 49th Terrace.

 

LANDSCAPING-

Detention basin will be walked to determine what steps are next.

Common area maintenance has begun and will hopefully be able to have our vendor do our mowing on Thursday, currently it is being done on the weekends.

Sprinkler turn on will be determined as weather progresses.

 

OLD BUSINESS- Social media homeowner doing well with more posts. There has been more post and it has been really helpful. Welcome committee discussed.

 

NEW BUSINESS- Garage sale date set for May 8th, 9th, and 10th. Ask Nadia to create a post.
