April 2024 HOA Meeting Minutes.
Board Members Present: Kristin Mudgett, Jake Nechrebecki, Erin Cecil, and Bridget Peoples

Minutes read and approved as read from the March meeting. 1st- Jake, 2nd- Bridget
TREASURY- All homes have paid dues, except one home is delinquent on their dues. One home has sold in 2024 so far and cash reserved collected.
Treasury report approved. Erin 1st, Bridget 2nd.
ARCHITECTURE- Lot on 49th Terrace is not being maintained to neighborhood standards. Several requests have come in for new roofs, paint, and hot tubs. Will hold on electrical panel for the time being due to large expense of the detention basin.
POOL- Concrete repair will happen next week and will cost approximately $400. Pool will open on Thursday, May 23rd, 2024. Maintenance to open pool will start in May. New rules for Johnson County for pool that may present more costs to operate pool in the future.
LANDSCAPING-Sprinklers turned on and seem to be good for now. A waiver will be drafted for properties that back up to creek regarding trees. Detention Basin work has been postponed due to rain. Will resume in June.
NUANCED VIOLATIONS- board discussed how to deal with un maintained yards and fines will start to be issued.
OLD BUSINESS- Newsletter went out recently with bullet points and information for the neighborhood. Garage sale will be held the weekend of May 9th-11th.
NEW BUSINESS- Waste Management is offering an extra recycling bin if needed. Contact Waste Management if needed. Renewed with same insurance carrier and rates increased this year.
